The relationship between the Homeless Association of Ipiranga (a district in the city of Sao Paulo) and Piratininga Arquitetos has been built up for 10 years. Now, the opportunity to accomplish this project together celebrates our convergent vision about the social role of the city soil. Both the architects and the Homeless Association are in search for alternatives for the issue of the lack of dwellings in big centers, raising funds, aggregating partners and interacting so that government housing policies might be created.
The Social Housing Project named Comandante Taylor, in stage of development, will be implemented in a site of 13100 m2 with 421 units. From this amount, there are 3 plans of the units, being 405 measuring 50 m2 of private area with a living-room, 2 bedrooms, bath, kitchen and utility area and 14 of them measuring 29 m2 geared to a program specially dedicated to the elderly who live alone.
The Social Housing Project comprises 14 apartment blocks built with a structural masonry system. If we consider as the ground floor the entrance of Comandante Taylor Avenue, the blocks have up to 4 upper floors and up to 3 bottom floors, since the construction was done over foundations that respected the site topography.
The collective areas, connected to the streets and articulated by a set of ramps and stairwells, are destined to co-exist in open air with parks, gardens, pergolas and playgrounds. The existing warehouses, already renovated, shelter the practice of sports, cultural and leisure activities, as well as being a center for the elderly.
Proper environmental conditions were observed by programs of stimulation of winds and temperature variation in order to favor air circulation and consequently avoid bubbles of heat.
The communication between the collective and the private spaces will be made through stairwells and passages aligned with the blocks. These very passages favor the gathering among the dwellers. The constructional system adopted for this part of the apartment block is concrete.
The population forecast for the Social Housing Project Comandante Taylor is approximately 1450 people, which validates the thesis of densely populated areas (1100 inhabitantes per net hectare) in sites of high real estate value due to their location in the city.
